Development - This overall schedule identifies the major
project components and identifies when significant owner related activities
or milestones are anticipated to occur.
Development of Scheduling
Specifications - DACM Project
Management believes in developing strong provisions of the scheduling
specifications so that the architect, construction manager and owner
have the most accurate and current information regarding construction
progress.
Construction Schedule Development
- We recommend development of a construction schedule
which validates the anticipated construction contract duration and
allows for accurate progress tracking.
Contractors Schedule
Analysis and Review - Upon receipt
of the construction contractor proposed baseline schedule, DACM
Project Management will review the document relative to practicality
of construction, standard construction processes and compliance with
the contract documents. Upon acceptance of a baseline schedule, updates
will be reviewed to verify that proper scheduling techniques are being
utilized.
Schedule Impact Analysis
- In the event of changes or delays
during the construction process, DACM Project
Management will evaluate the true impact on the construction progress
critical path and project completion date.
Progress Evaluation
and Reporting - As construction
proceeds, DACM Project Management will
monitor construction activities and evaluate construction progress for
progress payment verification purposes.
As-Built Schedule Development
- On complex construction projects, DACM
Project Management recommends maintaining a detailed as-built construction
schedule. This schedule represents a detail portrayal of how construction
proceeded, why delays occurred and is coded to indicate the cause and
responsibility for a delay or out of sequence construction. Frequently,
this schedule is developed after-the-fact through the review of project
documents and forensic scheduling.
As-Should-Have-Been
Schedule Development - For projects on which a detail CPM
schedule was not developed prior to or during the construction process,
or in instances when the project schedule did not accurately reflect the
contractual scope of work, this type of analysis can prove useful in negotiations
or claims situations. To resolve delay causation issues, DACM
Project Management will review project documents and develop a schedule
which reflects the manner in which the project should have been constructed,
based on documents and data which existed at the time of construction
contract award.
