As a result of several unfortunate contractual
arrangements with insurance, design, and construction companies regarding
the rehabilitation of their condominium building, Royal Oaks Homeowners’
Association (HOA) turned to DACM
Project Management to remedy building structural damage incurred
during the 1994 Northridge Earthquake.
This thirty unit condominium building
was severely damaged and the building was declared unsafe. All occupants
were required to vacate. After four years of design and construction
delays, construction to rehabilitate the building commenced with asbestos
abatement and upgrade of the structural system. DACM
Project Management was retained to provide full construction
management services. At this time, the Homeowners’ Association
had already fired the original Architectural firm and the original
general contractor and had signed a contract with another general
contractor. Upon review of the contractual documents, we
immediately entered into negotiations with the general contractor
to further define the scope of work. As a result of these negotiations,
a concise definitive scope of work was agreed to between all parties
and the project budget was reduced significantly. DACM

support of the project.
