Construction Manager:

Position Requirements:

Degree in architecture, engineering, urban planning, construction management or closely related field.

Minimum 10 years experience in construction management of commercial or public facilities.

Minimum 3 years experience in design management of small to medium level public works projects with emphasis on school construction.

Experience in preparing documents for submittal in compliance with DTSC regulations.

Experience with public works bid packages and administration.

Responsibilities:

Plan, organize, direct, coordinate, and report the project management activities of a specific project(s).

Manage design, construction and post construction phase activities. Manage and coordinate staff and the contractor to insure full conformance with the project plans, specs, schedule and cost limits.

Responsible for a project ranging in construction value from $ 2M to $ 75M.

Settle change orders, follow up on punch list, and follow through with close-out.

Perform day-to-day contract administration, review of contractor's initial construction schedule, schedule of values, submittals, and respond to owner's and contractor's queries

Development Team Manager

Position Requirements:

Minimum of 5 years experience in development management or related fields managing multiple projects.

Experience in Real Estate Development, Design Management, and/or Construction Management. Experience in educational facility planning or construction considered an “added value”.

Program level management experience preferred.

Reputation as a professional manager and leader with a proven track record for “getting the job done” and inspiring others to perform in a like manner.

Bachelor's Degree from recognized college or university.

Responsibilities:

Manage, oversee and coordinate all facets of the preconstruction phase of the development of New Construction school facilities projects.

Personally responsible for the overall success of each project from initial planning stages until handover to the construction unit upon approval of construction documents and occupant relocation.

Manage both the project budget and schedule while ensuring that the project meets all qualitative standards.

Responsible for anticipating and rectifying potential obstacles before they jeopardize the project’s success.

Work in conjunction with Real Estate staff, other facilities departments and outside stakeholders that have a role in the success of the project to ensure that they successfully fulfill their project responsibilities.

Successfully manage the individuals (employees, outside consultants, and representatives of other public agencies) that make up the teams that support the development of the Project. Personally responsible for the successful management of all members’ involvement, contribution, and performance.

Direct and manage all facets of multiple projects.

Responsible for 4 to 15 projects simultaneously, ranging in value from $2M to $110,000,000.

Conduct regularly scheduled project team meetings; prepare meeting minutes; follow up to ensure all parties meet their commitments.

Present program and project mission and progress to selected stakeholder groups.

Recognize and resolve conflicts in a timely, judicious and efficient manner exercising sound judgment and making prudent decisions.

Prepare monthly and weekly reports of progress and key action items that need to be addressed.

Recognize, recommend and implement program and project level policy and procedural innovations.
S et the standard for performance. Review and evaluate the performance of project team members and consultants, promptly recommend and implement changes as required.

Serve as a catalyst for team cohesion and peak performance.


Office Engineer

Position Requirements:

Minimum 3 years experience in construction management of commercial and/or public facilities.

Strongly prefer BS or BA in architecture, engineering, urban planning, construction management or a closely related field.

Responsibilities:

Assist in submittal procedures.

Confirm contractor’s maintenance of record drawings.

Maintain and distribute current contract plans and specifications.

Provide technical and engineering support to PM/CM.

Coordinate with surveying, testing and inspection staff.

Experience with Expedition for project document control.

Maintain change management log.

Log and track all change orders and claims in Primavera Expedition.

Processing of Contractor and Architectural invoices.


Scheduler

Position Requirements:

Minimum 5 years experience in multi-project scheduling of public or large commercial facilities.

Degree in architecture, engineering, business, construction management or a related field.

Proficiency in Primavera Project Planner (P3)

Good communication skills.

Responsibilities:

Develop baseline project schedules that reflect strategy and overall scope.

Update schedule weekly, providing analysis and proactive suggestions for improving project delivery.

Prepare alternative project schedules and provide analysis to develop detailed "look ahead" calendars.


Safety Engineer / Manager

Position Requirements:

Degree in engineering, construction management or a related field.

Prefer written and oral Spanish fluency.

Prefer OSHA 30-hour, 500, 501, & HAZWOPER training.

Responsibilities:

Implement OCIP and construction safety program.

Perform field safety audits. Track and report on safety performance.

Establish safety and risk management goals and objectives.

Maintain procedures for, and investigate, construction accidents.

Collect and analyze injury and safety statistical data; write report of findings.

Coordinate safety training.


Construction Claims Analyst

Minimum Requirements:

Degree in architecture, engineering, urban planning, construction management or closely related field.

Five (5) or more years experience analyzing constructions claims on large public projects or programs.

General working knowledge of California Contract Code.

Estimating experience.

Proficiency in Primavera Project Planner (P3).

Responsibilities:

Claim Prevention - Periodic monitoring of, and feedback on, the management of projects and the administration of construction contracts.

Claim Preparation - Review of the project documents and records along with other pertinent information to support the Owner’s position and:
• Establish entitlement
• Develop impacted schedule analysis
• Evaluate damages

Senior Estimator

Position Requirements:

Minimum 7 years experience in construction estimating of public or large commercial facilities.

Prefer Bachelor's degree in architecture, engineering, urban planning, construction management or a closely related field. Candidate may substitute for this requirement with extensive experience.

Prefer experience in estimating the construction of school facilities under the jurisdiction of the California Division of the State Architect.

Ability to demonstrate knowledge of all CSI specification sections and independently read/understand contract documents, construction drawings and shop drawings.

Responsibilities:

Prepare preliminary independent cost estimates of projects for comparison with designer or contractor estimates to enable establishment of a negotiating position and/or the basis of award of contract.

Prepare construction change order estimates to establish negotiating position.

Provide support for change order and other project-related pricing negotiations.

Prepare claim cost impact analyses and related construction cost estimates.


Student Intern

Position Requirements:

Currently pursuing a degree in an applicable major. Preference for Masters degree, BS, or BA in architecture, engineering, urban planning, construction management or a closely related field.

Familiarity with the construction process and a willingness to learn.

If a Student Intern wishes to work part-time, work must be performed within the regular 8 hour work day as specified by their immediate supervisor. Student Interns must be able to commit to working a minimum of 24 hours per week.

Responsibilities:

Duties will vary with assignment. May include assistance to Project Engineers and Project Managers at various construction sites within LAUSD. This would involve working as part of the project team to accomplish the construction of a school project.

May include assistance to Management within the Construction Department at the Los Angeles Headquarters location. This could involve working as support to the Furnishing and Equipment (F&E) group coordinating the delivery and installation of F&E items at new school sites.

May assist Regional Construction Operations supporting various administrative tasks as they relate to the delivery of construction projects

Perform other CM, PM, or project support functions as assigned by the Director/Senior PM/OAR.
