Development - Developing a realistic project
budget which includes all direct and indirect costs associated with
the construction project is essential to a successful outcome.
Funding
Analysis - We will review alternative methods of project
financing and availability if requested by the project owner.
We will also assist in the selection of Bond Counsel and
Underwriters as appropriate.
Cost
Forecasting, Analysis, & Tracking - As design and
construction proceeds, we will monitor and report project costs to
the owner. We will project costs based on historical experience and
trends.
Project Accounting - Maintaining a project cost
accounting system is crucial. This includes review, audit and approval
of invoices from contractors and vendors for compliance with contract
provisions.
Cash
Flow Development & Forecasting -
Based on method of funding the project, the the timing of expenditures
will impact the ultimate amount of funds available. If the owner is
either funding the project in segments or withdrawing funds periodically
from relative high yielding investments to fund ongoing construction,
we provide near, intermediate and long term forecasts of anticipated
disbursement requirements.
Change
Order Analysis - In the event that change orders should
become necessary during the course of construction DACM
Project Management will determine the most economical method
of incorporating the change within the construction contract. We will
analyze variances between the construction contractor cost proposal
and the estimate prepared on behalf of the owner, and negotiate the
change with the construction contractor.
